Four activities, two very different duties

Abe Associates Ltd is registered for four activities: buying and selling of own real estate (SIC 68100), other letting and operating of own or leased real estate (SIC 68209), management of real estate on a fee or contract basis (SIC 68320), and management consultancy activities other than financial management (SIC 70229). It is registered at Docklands Business Centre, Tiller Road, London.

The first two are own-account work. There we act as principal: we buy property, we sell property we own, and we let property we own or lease. You are dealing with the owner, and there is no agency chain.

The third is different in kind. Managing property for an owner on a fee or contract basis means acting as that owner's agent, under a written management agreement that sets out the scope, the exclusions and the fee. An agent carrying out property management work in England has obligations a principal does not - including membership of a government-approved redress scheme, and, where client money is held, membership of a Client Money Protection scheme with the certificate on display. We will tell you which role we are in before anything is agreed, and we do not blur the two.

The fourth is management consultancy, and it expressly excludes financial management. We are not authorised or regulated by the Financial Conduct Authority, we give no investment, financial, tax, legal, accountancy or mortgage advice, and nothing on this website is an offer, an invitation or an inducement to acquire, dispose of or invest in property or in any investment. There are no yield figures or projected returns here, deliberately.

Instructing contractors, approving expenditure and setting rents are matters for the owner, except where a management agreement expressly says otherwise. Where something falls outside what we are entitled to do, we will say so rather than take it on.
