3. Information provided
Information on this website is provided for general guidance and does not constitute a binding offer or professional advice. Any proposal or quotation is subject to a written agreement.
3a. Principal or agent — which role we are in
We carry on both own-account property work and property management for other owners, and the two are different in kind. Where we buy, sell or let property we own or lease, we act as principal on our own account; we are not acting as an estate agent or a letting agent and not acting for any other owner. Where we manage property for an owner on a fee or contract basis, we act as that owner’s agent under a written management agreement which sets out the scope of the instruction, what is excluded and the fee. We will state in writing which capacity we are acting in before an instruction is accepted, and we do not act in both capacities in the same transaction.
Within a management instruction we act as agent within the scope agreed and no further. Instructing contractors, approving expenditure, setting rents and decisions about a property are matters for the owner except where the management agreement expressly provides otherwise, and we are not liable for the acts or omissions of a contractor engaged directly by the owner. Where an instruction involves holding money belonging to a client, that is done only on the terms of the written agreement and in accordance with the law and any client money protection requirements applicable to it. Where property is leasehold, service charge monies and the statutory consultation and accounting requirements are dealt with as the law requires.
3b. Not investment, and not financial advice
Nothing on this website is an offer, an invitation or an inducement to acquire, dispose of or invest in property or in any investment, and no yield, projection or return is given or implied. We are not authorised or regulated by the Financial Conduct Authority. We do not give investment, financial, tax, accountancy, legal, insurance or mortgage advice, and our management consultancy expressly excludes financial management. Property details on this website are for general information, do not form part of any contract or tenancy, and are subject to availability and to the written agreement that applies. Any tenancy is governed by its written tenancy agreement and by law, and nothing in these terms affects a tenant’s statutory rights, including those relating to deposits, repairs, access, notice and eviction; where a deposit is taken on an assured shorthold tenancy it is protected in a government-authorised scheme and the prescribed information is provided. Nothing on this website is advice for your particular situation.
4. Liability
Nothing in these terms excludes or limits our liability where it would be unlawful to do so, including for death or personal injury caused by negligence, or for fraud. Subject to that, our liability in connection with this website is limited to the fullest extent permitted by law.
5. Privacy
We process personal data in accordance with our Privacy Policy.

These terms are governed by the laws of England and Wales, and any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
7. Changes
We may update these Terms from time to time. The version published at the time of your visit applies.
